A few things you might ask

Good questions.
Straight answers.

Still wondering about your property?
Just give Daniel a call

Who do you work with?

Multi-family property owners, from 2–4 unit buildings through apartment buildings, and condo associations and HOA boards in Massachusetts and nearby Rhode Island, southern New Hampshire and eastern Connecticut. Residents of the properties we manage use the portal for maintenance requests.

Do you manage 2–4 unit buildings?

Yes. Two-families, three-families, triple-deckers and four-unit buildings are a core part of our work, as are larger apartment buildings. We discuss the building, resident communication, maintenance needs and owner priorities, then agree on the services in writing.

Do you manage condo associations and HOAs?

Yes. We work with condo associations and HOA boards on board and owner communication, common-area and grounds upkeep, vendor coordination and capital-project management. Responsibilities and approval procedures are established in the management agreement.

What does project management include?

We represent the owner or board on capital projects and planned work: defining the scope, gathering and comparing vendor bids, coordinating the vendors you approve, scheduling and resident notices, progress walkthroughs and inspections, budget and change-order tracking, and closeout records. Hands-on construction and trade work is handled by our sister company, All Pro Home Services, or by other licensed contractors you approve.

Do you do plumbing, HVAC, electrical, repairs or renovations?

Yes. Hands-on plumbing, HVAC, electrical, repair and renovation work is handled by our sister company, All Pro Home Services (allprohomesvcs.com (opens in a new tab)), so you get one team from planning through completion. AllPro Project Management handles the property and project management side: scope, bids, scheduling, budget and oversight.

How do residents submit maintenance requests?

Current residents sign in to the portal, using Portal login on this website or portal.allproprojectmanagement.com directly, to submit a request, attach photos and follow its status. Accounts are set up by management.

What areas do you serve?

Massachusetts plus nearby Rhode Island, southern New Hampshire and eastern Connecticut, within about 75 miles of Framingham, MA. Contact Daniel with your address and number of units or homes to confirm availability and discuss a suitable service plan.

How are fees and spending approvals handled?

Pricing depends on the property and the services requested. Fees, responsibilities and spending approval limits are agreed in writing before service starts. There is no one-size-fits-all rate published on this site.

Are rent collection, accounting or legal services included?

Do not assume those services are included. Ask about your specific needs during the consultation; the signed management agreement defines what is and is not provided. Legal advice and licensed professional services require the appropriate professional.

What are your hours, and what happens after hours?

Office hours are Monday to Friday, 8 AM to 5 PM, and Saturday, 9 AM to 1 PM. Properties we manage also get a 24/7 on-call line at 774-686-2660 for urgent building issues; we assess the situation and line up the right help under your management agreement, including hands-on repair work through our sister company, All Pro Home Services. For fire, gas odor or immediate danger, call 911 or the utility emergency line first.
